It depends on where the property is. Since 1 September 2024 the minimum is €800,000 in Attica, the Thessaloniki area, Mykonos, Santorini and islands with over 3,100 inhabitants, and €400,000 in the rest of Greece. In both tiers the investment must be a single residential unit of at least 120 sq m. A €250,000 minimum still applies in two cases only: a commercial property converted to residential use, where the conversion is completed before you apply, and a listed building that you fully restore. All amounts are exclusive of taxes and fees.
